What are the qualifications to rent at Sunrise?
We are delighted that you are interested in leasing a dwelling in our apartment community. In order to help you in making your decision, we have listed below the criteria for qualifying as a resident with us.
1. A separate rental application must be fully completed, dated and signed by each applicant and all co-applicants.
2. The rental application will be reviewed when submitted so we’ll have all information needed to determine your eligibility.
3. Each applicant must provide government-issued photo identification and allow it to be photocopied.
4. Applicants who are first-time renters or who do not have sufficient income under paragraph 6 below, may qualify by having the lease guaranteed by a guarantor. The guarantor must have a gross monthly income of at least 6 times the monthly rent and must meet all other qualifying criteria. The guarantor must complete and sign a lease guaranty agreement. Guarantors may be held responsible for all of the lease obligations, including the entire rent and other costs, such as damages, even if you have roommates.
5. If applicant’s family will be occupying the dwelling, the family size must be appropriate for the available apartment, i.e., no more than two adults per bedroom, in most circumstances.
6. Employment and monthly income must be verifiable. Total monthly income of all applicants must be 3 times monthly rent. (Otherwise, a guarantor is necessary.)
7. Applicant(s) may be denied occupancy for the following reasons: a) Falsification of application by any applicant b) Incomplete application by any applicant c) Insufficient income (total of all applicants) d) Criminal conviction history of violent or sexual crime committed by any applicant or by other occupants (including children) who plan to live in unit e) Poor credit history of any applicant (credit reports are obtained; previous bankruptcy & evictions is an automatic denial. Do you allow pets? If so, are there pet fees?
No animals including mammals, reptiles, birds, fish, rodents, amphibians, arachnids, and insects are allowed even temporarily anywhere in the apartment or apartment community without written consent by an authorized agent for the owner or management company. If we allow an animal you must sign a separate animal addendum and accept as set forth in the addendum and pay an animal fee.
An animal fee is not considered a general security deposit. The animal addendum includes information governing animals, including assistance and service animals. We will authorize an assistance or support animal for a disabled person without requiring an animal deposit or fee. We may require verification of the disability and the need for such an animal.

I am interested. How do I apply?
You can go to https://srst.myresman.com/Portal/Applicants/New/SR?a=1455 to apply. Each adult will need to fill out their own application. All fields are required on the application as well. If we are missing parts to the application, this can cause a delay in processing your application.
How do I pay rent?
There are several options to pay your rent. You can pay through your resident portal which is free with a checking account, or you can pay at ANY Walmart or H-E-B for a small fee. Your first month’s rent is due on move in day before keys are given.
Can a landlord raise my rent during my stay?
Your rent will not change during your lease term. We can raise the rent for lease renewals and any month if you are month to month. We also charge a month to month fee if you don’t renew.
How do I get my security deposit back?
If you keep the apartment in good condition and don’t cause damages on the property then you will get your security deposit back, less any fees or damage charges, at the end of your lease. To ensure that there are no misunderstandings between you and the landlord, be sure to take inventory of any wear-and-tear you see when you move in using the inventory and condition form which is part of your lease package. You should note any issues in the unit on this form. You have 48 hours to return the form. The leasing office is not required after the 48 hours to accept your form and you may take the unit as is. Landlords are required to return any deposit refund due within 30 days. We will need a forwarding address to mail deposit refunds.
