How much is the application fee?

The application fee is $40 per adult. All applicants 18 and older must apply.

How much is the deposit?

Deposits start at $400, depending on qualifications.

What are the qualifications to rent at Sunrise?

To qualify, applicants must meet the following:

  • Each adult (18+) must complete a separate application

  • Valid government-issued ID is required

  • Verifiable income of at least 3x the monthly rent

  • Credit, rental, and background checks are performed

Applicants may be denied for:

  • Incomplete or falsified applications

  • Insufficient income

  • Evictions, poor rental history, or repeated late payments

  • Certain criminal history

  • Management may approve applicants with an additional deposit at its discretion.

Do you allow pets?

Pets are allowed with approval.

  • Maximum of 2 pets

  • Cats and dogs only (no exotic animals)

Nonrefundable pet fees:

  • $200 per pet (cats and dogs under 63 lbs)

  • $400 per dog (over 63 lbs)

  • Breed restrictions apply

Assistance and service animals are accepted in accordance with Fair Housing guidelines.

What utilities do I need to set up?

Utilities must be set up prior to move-in.

Important: Keys will not be released until proof of utility setup is provided.

How long does the approval process take?

Applications are typically processed within 1–3 business days after all required documents and fees are submitted.

Do you allow transfers between units?

At this time, transfers between units are not offered.

If I cancel after being approved, is my deposit refundable?

No. Deposits are non-refundable once an application has been approved.

How do I apply?

Each adult must complete their own application. Incomplete applications may delay processing.

How do I pay rent?

Rent is paid through the Resident Portal using a checking account.

You may also pay at Walmart or H-E-B for a small fee.

When is rent due?

Rent is due on the 1st of each month.

Can rent increase during my lease?

No, rent will not increase during your lease term.

Rent may increase at renewal or if you move to month-to-month.

How do I get my deposit back?

To receive your deposit back:

  • Return the apartment in good condition

  • Complete your Move-In Inventory Form within 48 hours of move-in

  • Provide a forwarding address

If the unit requires professional cleaning at move-out, the cost will be deducted from your deposit.

Deposits (minus any applicable charges) are returned within 30 days.
